Buying a house is to die from comfort!
Mencius: "Born from worries, die from comfort"
I Ching: "As heaven maintains vigor through movement, a gentleman should constantly strive for self-perfection"
The wisdom of the ancients tells us that the more you pursue comfort, the less you will attain it. You must always maintain a restless mindset, seek development through movement, and view all problems with a dynamic perspective;
Buying a house is, in fact, a pursuit of comfort (real estate investment is another matter). You think that by buying a house, you will be stable, that you will have long-term peace, and that you will live and work in peace, believing you can live there in retirement;
In reality, buying a house is the greatest uncertainty. If it's a mortgage, many people plan their future expenses based on their current income, but the uncertainty of future income is very high, and then financial difficulties may arise;
Even if you buy a house outright, the first 10 to 20 years may be fine, but later you will face issues like aging pipelines, aging elevators, or even aging concrete. When it comes time for upgrades and maintenance, it can be very difficult for homeowners to reach a consensus. High-rise buildings may face physical risks like elevator outages!
As a community ages, many people can no longer afford property management fees due to economic issues, and the community becomes unmanaged, turning into a dirty and chaotic slum, with even people starting to grow vegetables in the community. Even if you can afford the property management fees, what can you do alone? Can you cover it all? Many old residential communities in Northeast China are already like this;
Now, in first-tier cities, buying a house for 10 million is not unreasonable, right? With a mortgage, the actual total price is at least 25 million, but by the time you buy it, the land use rights often only have about 50 years left. Even if it's 60 years, that's 420,000 per year (not including management fees), which is 34,000 per month. In any first-tier city, you could rent a villa for that amount, and a large flat would definitely be no problem;
Life is bound, and ups and downs are normal. If you ever need to go abroad for development, or even to develop in another city, the house you bought becomes a burden;
If house prices are on the rise, everything is fine, but now house prices will only continue to fall. Do not hold any hopes for an increase; relying on real estate to drive the economy is already a thing of the past!

When I moved my household registration to Shenzhen back in the day, the process was incredibly smooth. I brought all the required documents, and it was done in one visit. However, I was missing a photocopy, and I quickly said I would go get it. The young lady handling my case said it wasn't necessary, got up, and made the photocopy for me. After verifying the documents, she stamped everything right away;
On the other hand, when I was trying to move my registration out of my hometown, I was given a hard time three times. Each time there was a new excuse—either I was missing something or there was something else wrong. They had a sour expression and just wouldn't process it. In the end, I had to "find someone" to help. When I went back with that person, the staff didn't even look at the documents and just processed it!

Sun Yuchen's big sale of houses in Huizhou has a high cost-performance ratio, and now some people are eager to buy houses in Huizhou.
A word of advice: the only downside of expensive things is that they are expensive; everything else is an advantage. Cheap things only have one advantage of being cheap, and everything else is a pitfall!
The housing prices within fifty to sixty kilometers of Shenzhen are less than 1/10 or even 1/20 of Shenzhen's prices, which certainly has its issues;
However, if you must buy a house in Huizhou (and not just Huizhou, but also suitable for newly developed areas across the country), then you should definitely buy houses in places where people have already lived. Houses built on flattened tropical rainforests or in coastal areas where even fishermen do not live should not be purchased. The reason is simple: they are not suitable for human habitation. On the other hand, those natural villages have been carefully selected over hundreds or even thousands of years by dozens of generations of indigenous people, which makes sense. Therefore, houses close to or transformed from natural villages can be bought!
